Change of use from office to residential with the existing vacant office building also being extended to the rear with two additional floors added above roof level to provide 54 new apartments, m any of the apartments, especially the conversions had unnecessarily poor layouts where the existing structure severely compromised room layouts, and would severely impact on the sales potential of the proposed units.

A series of changes were implemented to resolve these issues, these attracted no additional project costs, improved the apartment layouts and generated  a sales price uplift of on average £25,000.00 per unit, approximately 8% of the apartments proposed sales values, adding a total over £400.000.00 to the total project GDV.

DESIGN CHANGES    The initial proposals were of very poor design quality, with existing structural columns having a very negative effect on the usability of some of the rooms, the room sizes and shape made it difficult to accommodate furniture, and the apartment had high percentage of circulation space.

By repositioning the apartment entrance we reduced the internal circulation area, all rooms were delivered in a regular shape without negative impact by the existing structure, the kitchen/living/dining room increased in size by over 10 m2, and a second bathroom was added.

The instigated changes, improvements to the  initial design which would have been very difficult to sell, greatly improved the marketability of the apartment and increased the sales value by over 10%, close to £40,000.00.
