Project

Our client a major retail property owner, commissioned us to investigate development options on their site in New Malden, London Borough of Kingston upon Thames. The existing building was an ex-council municipal car park that had fallen into a bad state of disrepair, making the top three floors un-usable.

Working closely with the structural engineer we developed scheme proposals based on the structural bearing capacity of the existing building, to remove the existing top three floors of the car park and replace them with new apartments of between two and eight floors in height, providing 130 new homes.

As a follow on post planning value engineering exercise the client requested a review of the scheme based on the use of our modular flexible housing unit, these proposals reduced the build area, simplified the construction process and time on site, it is estimated that these changes added over £5 M to the project via combined cost savings and added sales value.
